Planners recommended a house at 610 A1A where the map still says business

Article based on April 21, 2026 Planning and Zoning Board minutes, made available via city website ~Apr 21, 2026

The planning board on April 21 recommended 5–0 that City Commission clear a single-family house on commercial land at 610 A1A Beach Boulevard, the southwest corner at Fifth Street. Staff put a yes on the table before anyone spoke.

The vacant 0.14-acre strip is still mapped for business. 610 A1A Properties LLC, through agent Scott Patrou, asked for the special OK after the same lot was tabled in May 2024. Patrou said it had sat listed more than 1,000 days. The ask is not a rezoning. It is a house on commercial frontage with the map left as-is.

Acting Chair Conner Dowling said a house on that corner would sit there the rest of a lifetime. Eric Kenney asked whether the ask was a house that turns into a short-term rental. Patrou said it has that option because the land stays in the commercial district — residential now, commercial rules still on the books.

The special OK is only a recommendation. City Commission has the final say on whether a house lands on that commercial frontage.
